In 2025, there are about 74 million baby boomers — people born between 1946 and 1964 — making up around a quarter of the U.S. population. Some are fully retired, some semi-retired, but many are still working full time.
The average monthly income for boomers in 2025 is approximately $6,038 or about $25 milliones COP.
Boomers also tend to own more assets. Many have already paid off their houses or built a good amount of equity in their homes.

¨Roomies¨ (roommates) - with the high number of single baby boomers, there are a number of products which could be developed. Even couples can live comfortably in spaces of 40 to 53 m2 as long as they have excellent social areas to spend most of their time.
This design also works well for new buildings which would be 100 % short term furnished rentals (Airbnb).
Builders in Colombia are focused on projects with attached homes which are typically about 90 to 100 m2, two stories with all the bedrooms upstairs. The units are only 6 or 7 meters wide which means they have a very small porch and backyard area with virtually no privacy.
Seniors want the master bedroom and the kitchen, dining/living room and laundry/storage room all on the 1st floor. The second floor can have additional bedrooms, studio and storage. They ideal width is about 10 to 11 meters which gives them a much better porch area. The backyard should have a depth of at least 8 meters so they can have a garden and maybe a small pool/jacuzzi.
The houses can be attached so only requires 10.5 meters width, 3 meters front set back, 10 meters depth of the house and 5 to 8 meters for the backyard…or 10.5 x 21 = 220 m2 lot. Or if you want 3 meter setback on both sides, the lot would be 16.5 x 21 = 346 m2.
